Dallas sales up from 2008 in November

Dallas’s home sales were up 31 percent in November 2009 over November 2008.  There were 3666 homes sold this November, which despite being the lowest number since March 2009, is still 31 percent higher than the 2801 homes sold in November 2008.  The 2009 numbers have yet to catch up with the 2007 numbers.  November 2009 is 11 percent lower than November 2007.

The prices were also up from November 2008.  The average home price is $201,000, which is 1 percent higher than last year.  This is the highest price seen since August.  The median price is $152,400 is 6 percent higher than November 2008.  This is the lowest price seen since April 2009.

Dallas shifts to affordable homes in 2009

It is likely the next months of data on Dallas’s home sales will not show 2009 pulling ahead of 2008.  There are trends emerging in home sales that are important to note.

The numbers show two increases.  The first increase is in the percent of homes sold priced very low.  Homes under $40,000 take up more of the market in 2009 than they did in 2008.  The second increase is home priced from $120,000 to $300,000, or middle class and upper middle class homes.  Every divided category in this range shows an increase of market share in 2009.  This increase comes to the detriment of homes priced above $300,000, which all show considerable drops in marketshare.

Dallas market looking up in October 2009, prices down

There were 4146 homes sold in October 2009 in the Dallas area.  This is a 12 percent jump from last October’s dismal 3709.  October had the largest number of homes sold this quarter.  The city still experienced a 6 percent loss from October 2007’s 4396 sales, as seen in the table below.

Prices are dropping from last year, which may explain the boost in sales.  The average price of $195,600 is 6 percent lower than last year’s $208,200.  The median price is also down 1 percent to $153,000 from $154,400.  Both of these are the lowest prices since April 2009.
